At the core of our operations is the business of Real Estate Investment (REI). The basic tenet of which is to take a distressed property, improve it, and then to sell or lease that property. Of course, there's a lot more that goes into it, but essentially that is the guiding principal.
This is not a journey that is taken alone. There are many supporters and members of our team which may include Contractors, Vendors, and other professionals.
What We Do
At the heart of our business is Real Estate Investment. It involves a bit more than the popular image of just "flipping" houses, as there are many different aspects of the business. Below you will find examples of some of the strategies and activities we pursue in achieving our objectives, as well as some of the opportunities we pursue.

Rehab to sell (Flipping)

We purchase a distressed property at a reasonable price, using banks, private & hard-money lenders, and/or other funding.

We then repair & upgrade the property.

Then it is sold on the open market. The proceeds are used to repay our lenders/funders and the remaining is the profit.
Rehab to rent (BRRRR Strategy)

We purchase a distressed property at a reasonable price, using banks, private & hard-money lenders, and/or other funding.

We then repair & upgrade the property.

Then, unlike Flipping, we refinance then rent out the property for a long-term rental.


Property Management
We manage our own portfolio of rental properties, residential & commercial, in house.
This includes screening and selecting tenants, leasing, handling maintenance and service requests, rent collection and several other activities.
Holding Businesses & other Assets
As a "Holding" company, we have interests other than just owning and renting property. As part of our portfolio, we own some subsidiary properties and businesses which are related to the Real Estate industry, including things like Self Storage facilities, etc.


Development & New Construction
We want to develop new properties into projects that benefit our communities. Developing new projects might include repurposing old buildings into offices or apartments. We also pursue new construction to help fill gaps in the needs of the community, in, for example, affordable housing.

Mobile Home Parks

With the constantly increasing costs of buying or renting homes, Mobile Homes maintain relatively lower price points.

Maintenance and Rehab. are less expensive than traditional built homes. Upgrades are simpler to install.

Lots can be leased flexibly, and parks may or may not own the actual MHs.

The ongoing housing shortage makes this kind of housing more and more popular.

According to MobileHome.net there are 3,923 Mobile Home Parks in NC alone.

Commercial Real Estate

There will always be businesses that rely on workers on site and a customer base that visits them.

Retail and shopping, automotive services, medical offices, etc. are some examples of businesses that will exist, and thus need space, for the foreseeable future.

Commercial leasing provides a larger number of options than residential. These leases tend to be for much longer terms than residential.

According to BoostSuite.com, There are 934,604 small businesses in NC, or 99.6% of ALL the businesses in the state. Many of these businesses will require spaces to operate and grow.

Self-Storage

Americans are obsessed with “things and stuff” and consequently, need places to keep it, whether decluttering the home, making room for a family member, or moving temporarily.

SS is not just limited to roll up garages full of boxes. It also includes climate control storage, boat and RV/camper, and vehicle storage, etc.

Storage is relatively simple to set up and operate, being a mostly automated industry.

Private Lending

A related, but slightly different element of REI involves becoming a Capital Partner for other investors by providing financing and funding for their projects.

By making private loans, we can set our own underwriting criteria and be more selective of the projects we fund.

Ability to expand our earnings to include interest, fees, (to minimize costs) & points.

Principal is protected by placing Liens on property and having the ability to foreclose if payments stop.

Multi-Family Housing

Apartments are one of the most rapidly expanding segments of the housing market.

Wholesaling

Wholesalers act to put an investor with a seller as a middle-man to the transaction. They earn a fee for their efforts.

This is a popular method of entry into the Real Estate Industry, with low barriers and financial requirements.

A wholesaler can work independently, or as part of a larger Real Estate Agency.

Short-Term Rentals
